Estimating market value and establishing and adjusting market rent for airport properties is not based on a direct science or mathematical model. The appropriate methodology for these topics varies based on the type, use, and basis of the subject airport land and/or improvements. Without adequate guidance and understanding of these nuances, negotiations between airport management and tenants or developers can deteriorate.
